Yearly Market Comparison 2008-2009


If you didn't already know, sales in Jackson Hole are down this year.  We are submerged in a "buyer's market" and I am not the economic professional that can tell you when this will end.  I still have a positive attitude about what is going on.  If you are a buyer out there and you have the capitol to make an offer in the area, you are in charge.  There are some beautiful homes and properties out there that can be picked up at hugely discounted prices.  I believe the times of complaining that "Jackson is way too expensive for me" are gone for the time being.  This is the time for the young buyer or maybe the renter who couldn't afford a small townhome to take a shot. There have not been this many townhomes between $200,000 and $300,000 in years.  We are also seeing the European buyer now interested in the Jackson area which I think will definitely help support the town's economy in the coming year.  Of course, there are still people out there that will always have the ability to buy here in Jackson Hole.  If you are interested in seeing some of the properties I am speaking of, don't hesitate to shoot me an email or give me a call.  All my information can be found below.

Teton Shadows

This is a great Teton Shadowstownhome that has been exceptionally cared for!  This Teton Shadows townhome is 2 bedrooms and 2 baths.  The home is 1344 square feet.  It is located on the southwest side of the development.  The home offers privacy and terrific views of the west range and Sleeping Indian. The association has maintained the development very well, so the units are in great condition and look great.  The association takes care of the townhomes in "dry-wall out" fashion.  They take care of plowing and even bring you wood for your fireplace when you are low.  In front of the home is a very large and grassy common area.  Teton Shadows is located about 3-5 minutes from the Jackson Hole Golf and Tennis club. This home is very easy to show so give us a call if you are in Jackson.

Merry Christmas and Happy Holidays

I would like to wish everyone a very Merry Christmas and Happy Holidays!  Took that picture elk hunting this fall in case you are curious.  Many interesting things have happened this year in Jackson Hole when it comes to real estate.  It has been about a year now since the largest local firm in town, Real Estate of Jackson Hole, had to close its doors.  The number of realtors in the valley is expected to drop from about 900 to the 450 range.  House prices continue to lower.  I believe though that if we keep up the "good fight" through these times that there will be opportunity to be seized on the other end.  The market is not completely dead.  There are still buyers out there that have great deals available to them.  I now look forward to the next year that tends to be showing signs of being better than this one.  It has to be.  Ski season is about to kick into high gear.  Do your snow dance!  Coming out of the winter, Kendra and I will be getting married!  This summer, the market will be better than last.  Have fun this holiday season with your family and friends!

Raintree Road

Here in Jackson Hole there is a beautiful listing on Raintree Road.  It has been reduced in price from $2.3 million to $1.95 million.  Raintree Road is located between Wilson and Teton Village.  This listing sits on 3.18 acres and is allowed 10+ horses.  It is very rare to see listings this close to town with the opportunity to have horses.  This Raintree Road home adjoins the Snake River Ranch giving it great privacy.  It also has views of the Teton Range as well as a seasonal stream and pond.  It seems that the seller is motivated.  Give me a call if you would like to see it.  Follow the link below to view the details and some photos of this Raintree Road home.

Great Buys

We currently have two great buys listed that could be described as highly distressed.  The first is an Elk Run townhome located in the town of Jackson Hole.  I would consider this a great buy as an investment property or for a first time homebuyer in Jackson.  Elk Run townhomes historically provide solid rental income.  This townhome is currently listed at $530,000.  It is 3 bedroom 2 1/2 bath and is 1,614 square feet.  This home has been very well taken care of.

Jackson Hole Mountain Resort

Jackson Hole Mountain Resort opened Saturday the 28th of November for ski season.  Apres Vous has been opened and is mostly man-made snow.  It may not be something you want to ski all day, every day, but it does get your legs thinking about the season ahead.  Jackson Hole Mountain Resort is also scheduled to open the Gondola and Casper lifts this coming weekend and every weekend thereafter they will be opening lifts exponentially up to the top of the resort.  If we receive an incredible amount of snow, I am sure the time-line will be pushed forward.  I will be out there as much as humanly possible this year, so if you have any questions about the skiing, give me a call or shoot me an email.  Jackson Hole Mountain Resort had an unbelievable year last year and we look forward to the very best this year.

I hope that everyone had a great weekend!  My fiance and I went and got our Christmas tree, decorated it and relaxed watching some football.  The Thanksgiving pheasant hunting was very tough this year.  It was exceptionally hot on the dogs, but we were able to find a cow trough to throw them in and there were some birds knocked down.  We even got the 13 year old golden retriever out to stretch his legs and try and find some birds.  Now we are back to the grind stone and exploring new and effective ways to make our real estate business here at Spring Creek Ranch Realty excel through these tough times.

Luxury Real Estate Marketing

I am currently looking for new and innovative ways to advertise/market luxury real estate both nationally and internationally.  I would appreciate any insights on marketing that has worked well for active rain agents.  There are many print magazines and websites that are available for use (i.e. Luxury Real Estate , Wall Street Journal, etc.) but do they really work or is it just throwing money into a hole?  We have a number of listings that I would consider high end luxury real estate here in Jackson Hole.  Now is the slow season and therefore it is the perfect time for researching and developing new ways to reach potential clients.  Thank you for any ideas you may offer!

The property below located on 12 acres boasts beautiful land near the Snake River amongst the cottonwoods. Custom log home, guest cabin and caretakers quarters make this a wonderful family destination. There is a seasonal stream through the property and wildlife abounds.  With about as much privacy as you could ask for, the property also boarders the 105 acre Bar B Bar.

Freezing Elk Hunt

Yes I'm still chasing elk around the Jackson Hole area and this morning was a freezing elk hunt.  I had about -11 degrees this morning.  I thought that I had something in my eye, but it turns out it was just my eyelashes frozen together.  Not exactly my idea of a great time.  We did hear a bull this morning and had a cow answer my cow call, so there is finally some movement.  Sounds like there is a large herd on the other side of the river that may be poised to come and play on our side.  Should be another freezing elk hunt tomorrow morning as it is about the same forecast.  Gotta get some meat for the winter! Brrrrrr
