Ski season is coming to an end, but the spring skiing in Jackson Holehas been a pleasant surprise.  With the sun and warmth it's great just to be outside.  The mornings are filled with top to bottom groomers and as the sun hits the snow, the off-trail softens into a nice corn and you can go pretty much anywhere.  Just keep your eye out because there are shark fins lurking ahead.  If there are no more storms heading this way, then I think we may have skied our last lower face yesterday as the snow at the bottom is becoming sparse.  If you want to get out and get a sun tan, it should be pretty darn warm this week with a little storm moving through mid-week.  We're running out of time so get out there and enjoy the snow!  Looking forward to rafting trips, weddings, fishing and more this summer!

Spring Creek Ranch privacy and un-filtered views of the Tetons.  This is my favorite lot still available here and I'll tell you why.  The Teton view is spectacular!  This lot sits on the lee side of the mountain so it is more protected from any wind that may come up here on the hill.  It also has a nice aspen grove which adds to the privacy.  There can be a home built on the lot due west or left of this one that will not impede any views.  Everything in front of this lot has been built.  Owners here at Spring Creek enjoy all amenities: pool, tennis, horse-back riding, shuttle service, concierge, maid service, and much more!  Call me for any details.

I still believe that there are hard times to come, but again there seems to be a perception with many buyers that they need to make there move now or they might miss their chance at that "unbelievable deal."  There are plenty of listings and deals to still be had, but with this news sellers may start holding a little firmer to their prices especially with summer around the corner.

Speaking of summer, that means fishing will be here soon!

People are always asking, "Do you think the market has hit bottom?"  My response a few weeks ago would most definitely have been no.  I have done a little research this morning and now I am not so sure.  In the last couple of months from January 2, 2010 to today I know that there have been 24 closings in Teton County.  These closings range in price from $220,000 up to $8.2 million with a good variety of sales throughout.  Last year from January 2, 2009 to March 2, 2009 there were only 7 sales with the largest being $1,535,000.

I do believe that there may now be the perception that the market in Teton County has hit the bottom causing some buyers to jump off the sidelines.  There are great deals on homes throughout the valley, so if you don't want to miss the boat, let's go look around and I'll show you what I'm talking about.

It's a balmy 35 degrees on the summit right now.  Wish I was out there, but I got a little sun-burned yesterday.  The skiing is surprisingly great!  Some of the south facing runs softened up and we were able to ski them for the first time really this season.  If you are into sunny ski days and relaxing for lunch outside with a cold beer, then the next couple of days are for you.  If you only like powder, don't worry, we usually get some big March storms here in Jackson Hole.

Jackson Hole is still leading the Rockies along with Grand Targhee in total snowfall.  We received 9 inches last night to put us at 324 total inches fallen.  More snow is expected on Saturday.  The airlines are still promoting incredible deals!  Check out www.jacksonhole.com for more information.  The Tram is coming in.  Get out here and get on it!

I was doing some research today and was surprised to find the amount of listings from $200,000 to $350,000 now listed in Jackson Hole.  Some of these could definitely be possibilities for first time home buyers trying to make it in Jackson or for the investor looking to rent.  Check the link below for 36 listings in the Jackson Hole area similar to this listing on W. Tomorrow is the day for Jackson Hole Open Houses!  If you haven't seen the development on Snow King or if you just want to drive through a cool tunnel, come and have a look at Pine Glades.  Ted will be there from 10 - 1:00 p.m.  He'll have lunch for you and you will also have a chance to win a one night stay at Spring Creek Ranch with a dinner and breakfast at the Granary here on the hill.  Pine Glades has just recently been reduced in price and is now $1,495,000 for the end homes and $1,345,000 for the middle homes.
